Why ADA Door Compliance Matters

The Americans with Disabilities Act (ADA) sets accessibility standards for commercial buildings. Title III of the ADA applies to places of public accommodation — retail stores, restaurants, offices, medical facilities, and any building open to the public. The ADA Standards for Accessible Design, Section 404, covers doors and doorways.

ADA compliance is not optional. A building that does not meet ADA standards is exposed to complaints filed with the Department of Justice, civil lawsuits, and fines. In South Florida, where commercial buildings range from 1950s retail to modern construction, non-compliant doors are common — not because owners are resistant, but because the requirements are specific and the hardware has aged out of compliance without anyone noticing.

An ADA door compliance audit identifies what does not meet the standard before a complaint, an inspection, or a lawsuit does.

Clear Width and Maneuvering Clearance

ADA Section 404.2.3 requires that door openings provide a minimum clear width of 32 inches when the door is open 90 degrees. The clear width is measured from the face of the door to the stop on the opposite side — not the frame width. A 36-inch door with a thick stop and a door that does not open fully may not provide 32 inches of clear width.

Maneuvering clearance is the space required on both sides of the door for a wheelchair to approach, open, pass through, and close the door. ADA Section 404.2.4 specifies the minimum maneuvering clearance based on the door's approach direction:

  • Front approach, pull side: 60 inches deep by the door width plus 18 inches on the latch side.
  • Front approach, push side: 48 inches deep by the door width plus 12 inches on the latch side.
  • Hinge-side approach, pull side: 60 inches deep by 42 inches wide (for a 32-inch door).
  • Latch-side approach, pull side: 60 inches deep by 42 inches wide (for a 32-inch door).

The most common violation is objects placed in the maneuvering clearance zone — a trash can, a display rack, a vending machine, or a planter. The clearance must be kept clear at all times, not just during an inspection.

Opening Force

ADA Section 404.2.9 sets maximum opening force for doors. Interior hinged doors are limited to 5 pounds of force, as are sliding and folding doors. Exterior hinged doors have no specific maximum in the ADA standards, but local building codes often apply the 5-pound rule to accessible entries.

Opening force is measured with a push-pull gauge at the handle, perpendicular to the door face. The door is pushed or pulled from the latched position. If the gauge reads above 5 pounds, the door fails.

The most common cause of excessive opening force is the door closer, not the lock. A closer with the spring tension set too high, or a closer with a failed valve that causes hydraulic binding, adds several pounds to the opening force. Before adjusting or replacing a lock, check the closer:

  1. Measure the opening force with the closer installed.
  2. Disconnect the closer arm and measure again. If the force drops significantly, the closer is the problem.
  3. Adjust the closer's spring tension to reduce opening force. If adjustment does not bring it under 5 pounds, replace the closer.

On fire-rated doors, the closer must still close and latch the door. Reducing spring tension too far can prevent the door from latching — which is a fire code violation. The balance between ADA opening force and fire-rated latching is the core challenge of door compliance on rated assemblies.

Hardware Height and Operability

ADA Section 404.2.6 and 404.2.7 require that door hardware — handles, pulls, latches, locks, and operable parts — sit between 34 and 48 inches above the finished floor, and be operable with one hand without tight grasping, pinching, or twisting of the wrist.

This means lever handles are required on commercial doors. Round knobs are not compliant because they require grasping and twisting. Push plates on exit devices are compliant because they require pushing only. Thumb-turn deadbolts are generally compliant because they can be operated with a closed fist or a wrist.

Common hardware violations:

Round door knobs on older doors. Found frequently in buildings constructed before the 2010 ADA Standards update. Must be replaced with lever handles.

Hardware too high or too low. A mortise cylinder installed at 54 inches, or a panic bar touch rail at 30 inches. Must be repositioned.

Tight thumbturn locks. A deadbolt thumbturn that requires pinching to operate. Must be replaced with an ADA-compliant thumbturn.

Key-operated hardware on the egress side. A door that requires a key to exit is not ADA-compliant. Egress must be possible without a key, card, or special knowledge.

Thresholds and Door Sweeps

ADA Section 404.2.5 limits threshold height to 1/2 inch for exterior sliding doors and 1/4 inch for other door types. Changes in level greater than 1/4 inch must be beveled with a slope no greater than 1:2.

Threshold violations are common in South Florida because many commercial buildings have been retrofitted with impact-rated doors that sit on higher thresholds than the originals. The impact door may meet wind load requirements but fail ADA threshold height. The fix is a beveled threshold saddle — typically manufactured by Pemko or National Guard Products — that ramps from the floor to the door sill within the ADA height limit.

Door sweeps must also be considered. A sweep that drags on the threshold increases opening force and can cause an ADA failure even when the door and hardware are otherwise compliant. The sweep should clear the threshold by at least 1/8 inch when the door is closed.

The Audit Process

A complete ADA door compliance audit covers every accessible door in the building:

  1. Measure clear width at 90 degrees open.
  2. Verify maneuvering clearance on both sides for approach direction.
  3. Measure opening force with a push-pull gauge.
  4. Check hardware height (34 to 48 inches).
  5. Verify hardware is operable with one hand, no grasping or twisting.
  6. Measure threshold height and bevel.
  7. Check that egress does not require a key or special knowledge.
  8. Test door closers for closing speed and latching force.
  9. Verify that exit devices function and are mounted at the correct height.
  10. Document every door with measurements and photographs for compliance records.

Every finding should be documented with the ADA section reference, the measured value, and the corrective action required. This documentation protects the building owner if a complaint is filed later — it shows that the building was assessed and corrections were planned.

South Florida Compliance Patterns

Older commercial buildings in Fort Lauderdale, Hollywood, and Hialeah frequently have original hardware that predates the 2010 ADA Standards. Round knobs, high thresholds, and non-compliant closer settings are the most common findings. Strip retail in Plantation and Sunrise, built in the 1980s and 1990s, often meets width requirements but fails on opening force because the original closers have never been recalibrated.

Buildings in Aventura and Weston — newer construction — tend to have been built to ADA standards but may have fallen out of compliance through tenant improvements. A tenant who installed a display fixture in the maneuvering clearance zone, or who replaced a lever handle with a knob for aesthetic reasons, has created a violation.
